First, the platform issues between 1,000 and 10,000 tokens for a property, with individual token prices reaching up to AED 5,000.
Next, investors purchase these digital tokens directly from the blockchain. At this stage, registration requires an Emirates ID, as the offering is currently limited to UAE residents.
Each purchased token is backed by an official ownership certificate issued by Dubai’s regulatory bodies, including the Dubai Land Department (DLD).
Returns from rental income are then distributed proportionally to token holders, according to the number of tokens owned. Eventually, these tokens are expected to be tradable on a secondary market.
What are the benefits of tokenizing real estate in Dubai?
Low entry point: You can begin investing in one of the world’s most promising real estate markets with just AED 2,000–2,500.
Increased liquidity: Token holders can sell their stake online without needing to find a buyer for the entire property.
Security and transparency: Blockchain ensures verified ownership and a transparent digital transaction history, supported by the DLD, Central Bank, and VARA.
Faster capital access: Developers can raise funds more quickly without traditional bank financing, attracting a broader range of global investors.
What are the potential risks?
Underdeveloped secondary market: It may be challenging to resell tokens in the early stages.
Hidden costs: Platform fees, legal expenses, maintenance costs, and blockchain transaction fees may seem minimal, but can add up.
Market dependence: Token value is directly tied to the performance of the property, similar to how shares reflect a company’s performance.
Regulatory uncertainty: Fintech laws are still evolving, and international access or tax rules could shift. It’s still debated whether such transactions will be taxed as real estate or as virtual assets.
As blockchain continues to shape the future of real estate, what will the next generation of property investment look like?
